UPC Penetrating Guard

UPC Penetrating Guard is a single-component, penetrating sealer that protects polished concrete from stains and wear. This product does not form a film or gloss which provides a matte finish look to polished concrete. UPC Penetrating Guard Finish is breathable, therefore it performs well on concrete slabs with higher moisture vapor levels. UPC Penetrating Guard resists oil and food stains, and extends the life of polished concrete, as well as creating a surface that can be cleaned easily. Its hydrophobic properties repel water and oils. UPC Penetrating Guard is VOC compliant in all 50 states.

Concrete Preparation

Before coating is applied, concrete must be:

  • Dry – No wet areas
  • Clean – Contaminants removed
  • Profiled – 200-3000 grit profile – Higher grit profiles will result in a smoother floor

Mechanical preparation is the preferred method of preparing concrete for coating application. Shot-blasting, diamond grinding, scarifying and scabbling are all acceptable methods.

Patching

Voids, cracks, and imperfections will be seen in finished coating if the concrete is not patched correctly. Patch concrete with UPC 777 Perfect Patch. After the patching material is cured, diamond grind patch.

Testing

All surfaces are not the same. It is recommended that a sample area be done before the start of the project. The test should be done on-site, using the proposed method by the assigned applicator to ensure desired finish.

Mixing

  1. Shake or stir thoroughly before applying.

Application Instructions

  1. Thoroughly clean and vacuum the floor to prepare for sealer. Use a clean microfiber dust mop to dust the entire area. This will help prevent dust streaks in the coating.
  2. Choose from 12-24” microfiber application pads. Select pad based on size of application area and applicator’s experience with coating.
  3. Apply UPC Penetrating Guard using a clean, pre-dampened microfiber pad and applicator. Apply at a rate of 1500-2000 SF per gallon depending on the surface profile, spreading material thinly and evenly so it completely covers the substrate. We recommend coating sections no larger than 20×20’ at one time.
  4. Allow to dry for 30-45 minutes.
  5. Repeat steps 3-4 depending on the surface profile and desired repellency levels. Repeated applications build a stain-resistant finish on the substrate. Do not over apply. It is important to apply very thin coats. If applied too thickly, material may not cure properly. The sealer may also become discolored, or leave streaks and/or applicator marks.
  6. Avoid moisture for at least 72 hours. Do not allow standing water on the coating for 14 days. Covering the surface, even with protective sheeting, can cause the material to cure improperly and result in a cloudy or whitened effect.

Clean-up

Do not clean or scrub the surface for at least 72 hours after final application. Tools and equipment can be cleaned with acetone. Clean up any accidental spills immediately. Avoid contact with skin. Disposal of material must comply with all local, state and federal regulations.

Maintenance

Recommended maintenance includes regular sweeping and mopping of the treated surface. Washing and mechanical scrubbing with neutral pH cleaners/water are also recommended. DO NOT USE acidic, citrus or cleaners that contain butoxy-ethanol on the treated floor.

Additional Attributes

UPC Penetrating Guard is a highly breathable sealer that allows for moisture vapor to escape at a slowed speed. Therefore this coating can be used on concrete with higher levels of moisture vapor without delamination or blistering occurring. When UPC Penetrating Guard is used with UPC Lithium Densifier, it will slow the speed that the moisture vapor is driven through the slab and also help protect against Alkali buildup.

Product Limitations

UPC Penetrating Guard is stain and chemical resistant however some chemical compounds such as acids may damage the surface. This coating is not intended to hide pre-existing stains, existing stains must be properly resolved prior to coating application. Penetrating Guard is not formulated for asphalt, non-cement surfaces or painted surfaces and will not alter the profile of the surface. Product is intended for interior use.

Coating systems are susceptible to cracking if the concrete moves or separates below the coating. Hence, joint and crack treatment should be reviewed prior to coating application. As a general rule, control joints (saw cuts) and random cracks should be saw cut or chased first then filled with Perfect Patch or similar approved hard epoxy product. Construction joints (two slabs that meet and hence move) should be treated. After the coating has been applied and cured, saw cut through the coating over construction joints and apply elastomeric caulking.

Warranty

Universal Polymer Coatings products are warranted for one year after date of application. Please refer to the UPC Limited Material warranty for additional clarification.

Consult UPC Penetrating Guard safety data sheet. Some individuals may be allergic to this coating. Avoid breathing fumes, applicators should wear solvent rated respirators. Use of safety goggles, protective gloves, and clothing when using this product is recommended.
